
He said the success of such projects could be seen from the redevelopment of Razak Mansion Flats in Bandar Tun Razak and Kampung Kerinchi in Kuala Lumpur, where owners received compensation that was much higher than the original value, Berita Harian reported.
Nga said the redeveloped projects saw the original 400 sq ft homes replaced with 800 sq ft units, with their value increasing from RM70,000 to RM450,000.
“I will ensure that the compensation given is better than the price for the property they currently own. Just look at (the projects) Razak Mansion and Kampung Kerinchi. They were proven successes.
“Why politicise something good when our only intention is to help the people?” he said.
Nga, who is also the Teluk Intan MP, was speaking at a press conference after officiating the launch of the Teluk Intan PR1MA project and sales gallery in Teluk Intan.
He stressed that the proposed URA provides for government intervention to prevent exploitation or arbitrary action by developers.
“Developers cannot take shortcuts or oppress owners, because the URA will include control mechanisms, such as the mediation committee and the executive committee, chaired by the minister.
“Therefore, every decision will take into account public interest and ensure a win-win formula,” he said, urging all parties not to politicise an initiative that benefits the people.
Commenting on the proposed 80% consent threshold under the proposed URA, Nga said the threshold was established in 2013 following an in-depth three-year study.
He also said the 80% threshold is among the highest in the world, noting that redevelopment in Shanghai only requires a two-thirds majority while Tokyo requires 60%.
“For those who disagree, negotiations will be carried out through the mediation committee,” he said.
