Chances are, you have heard of Seremban 2 before — perhaps you know of a colleague, friend or family member who stays there.

Launched in 1995, it has since matured into a self-contained township with 55 residential enclaves, business districts and light industrial areas.

The township consists of 3,800 acres of freehold land, and includes the more recently developed S2 Heights, which covers 1,500 acres.

Currently home to 60,000 residents, Seremban 2 is projected to reach a population of 100,000 in the coming years.

Positioned at the centre of the state, Seremban 2 benefits from seamless access to key routes, including the North-South Highway, LEKAS Highway, and the Seremban-Port Dickson Highway. Within the township, six-lane dual carriageways and broad streets ensure a smooth driving experience.

According to iProperty, double-storey terrace homes in Seremban 2 which cost RM150,000 to RM200,000 10 years ago have more than doubled in value now.

PropertyGuru also reported that double-storey semi-D units were sold for RM350,000 in 2008, but went up to RM1.1 million by 2017. Similarly, higher-end bungalows that sold for a minimum of RM600,000 back in 2006 are now listed at over three times the initial price.

This demonstrates that there is ample room for appreciation, particularly in landed homes within Seremban 2, a township that has already established itself, and is set for sustained growth.

Furthermore, there has been a shift in trend among Malaysian homebuyers. A PropertyGuru DataSense report in 2021 noted that buyers preferred landed properties, with terrace houses accounting for 54% of home purchases.

While landed homes may seem like a luxury in Selangor and Kuala Lumpur, Seremban 2 offers a range of terrace, semi-D, and bungalow houses that are more attainable for the average homebuyer.

In fact, 15% of Seremban 2 homebuyers are from Selangor and Kuala Lumpur, which indicates the trend of city dwellers moving to more affordable suburban areas, while maintaining proximity to the city.
