And here lies the challenge: how do you plan for the unexpected as life changes and the family grows?
Cue Rimbawan Residency, the latest development by Protasco Development Sdn Bhd taking shape at De Centrum City in KL South. Apart from being an exclusive area catered to professionals, the budding location lends itself to the premium quality of the area.
Hosting four tower blocks of 18-storey high condominiums, every dwelling is defined by interconnected rooms and hallways with certain unit layout incorporating flexi-spaces that can be configured over time to adapt to a growing household’s needs.
Whether you’re an expanding family or just need flexibilities of convertible spaces, Rimbawan Residency has selections that provide flexible floor plans that also feature transitional walls for more adaptable options.
For example, the spatial dining area can comfortably accommodate an island and a dining table while still providing ample space for movement.
Or you could also turn the flexi-space into another living room or a space for work-from-home in the post-pandemic era.
A bedroom or flexi-space could be used as a library, study, dressing room; and where there is a transitional wall, a unit may be expanded to create a large master bedroom suite with walk-in wardrobes or even an ensuite nursery.
Further designed to be a dwelling that underscores the wellbeing of its residents, each home’s interiors benefit from full-height windows or sliding doors that allow plenty of natural light to pass through.
Equally sensible is the cross-ventilation design that gets the breeze going for a healthier home environment and reduces dependence on air-conditioning. To top it off, Rimbawan has additional windows in its units to further emphasise the importance of cross ventilation.

Living with nature
Another design goal was to incorporate nature in as much as possible.
“We had two priorities in the design concept,” said Ho Peng Ming, the principal of the multi-award winning HODA landscape architecture firm.
“We wanted to conserve the existing forest as a part of our landscape feature and incorporate that into the neighbourhood.
At the same time, it was important for the design to be people-centric, too, so that everyone can enjoy the facilities provided regardless of age.”
The designers begin with integrating a rooftop sky garden feature for each tower block. This communal space can be turned into an edible urban garden or an oasis of calm for residents. In addition, the sky garden also functions to ease interior heat.
Another unique living experience is the Escape Forest. Residents will have exclusive access to an untouched area of greenery, fringed by trees, shrubs and plants perfect for a commune with nature.
Here, one can find tranquillity with thoughtful design elements to encourage a healthy lifestyle. Think forest trails, jogging paths and even camp areas for families and children to overnight peacefully and securely.
“The most challenging part throughout the design was to ensure the tree cutting was minimised. We managed that by ensuring the design followed the naturally existing contour of the area,” Ho explained.
Indeed, this can be seen clearly all around the development. On the ground level, green breathing spaces take shape in the form of landscaped and manicured gardens with plenty of spaces to relax and convene with the natural surroundings.
A serene haven
The architectural design embodies a holistic and balanced approach to urban living through a range of interwoven elements that cater to a happy and healthy lifestyle. Plentiful amenities are both functional and sleek, creating an uplifting place to live that celebrates family togetherness, the community and a healthy work-life integration.
The infinity swimming pool has a cool resort vibe with its sleek transparent wall and in-pool chaise lounges.
Above it, a fitness studio with a varied selection of gym equipment and views of the pool and the courtyard. Residents will also benefit from a private dining area to host gatherings within an intimate setting.
There is also a co-working space that clearly marks a welcome shift to the future of hybrid work-life ethos.
Other unique designs include a stylish drop-off area for residents or guests at its grand entrance and a dedicated area for delivery service or courier drop-off. The amenities deck is designed to sit on a three-storey podium and located atop 3 levels of car parking.
Future multi-generational homes
Rimbawan Residency features 504 condominium units ranging in size from 891 to 1,361 square foot. All units, independent of their size, have foyers and are designed with a bungalow and semi-detached layout to provide privacy and a sense of exclusivity.
With only between six to eight units per floor and each tower serviced by four elevators, the low-density configuration adds to the sense of luxury and space.
Apart from the aesthetics characterised by versatile space and spatial design, the biggest unit also benefits from a flexi-key design that offers its own advantage.
This will appeal to multigenerational families seeking privacy, or young couples looking to live in one quarter while renting out the others. With copious flexible living spaces, these units allow owners to be creative with how they imagine each room.
The developer has engaged Veritas Design Group, an international multi award winning architecture design firm based in Kuala Lumpur on the design of Rimbawan Residency with Protasco’s emphasis on a people friendly approach and the creativity of Veritas has elevated the entire design quality of this desired development.
Veritas senior architect Azlina Ismail said all units were meant to prioritise post pandemic designs, as hybrid living focused on spaces for work and co-living.
“The design was set to be multigenerational, where at least three generations could live under the same roof. The dual or triple key units can cater for grandparents to live together, yet be able to enjoy their own privacy. This could also work for young adults, who want their own space without moving out of the family home,” she said.
The flexi-key design is another first of its kind in design which allows you the flexibility to have one single key to a spacious four-bedroom ensuite design or a dual key and up to three keys to suit your individual creativity and needs.

In addition to the condominiums, Rimbawan Residency also has 13 exclusive villas with a built up of approximately 3,980 square footages. Comprising four bedrooms and five bathrooms, each unit is complemented by ready landscaping and a private pool, giving it a distinct ‘retreat’ feel.
Combined with the luxurious lifestyle amenities that Rimbawan Residency has to offer, these villas will truly make a spectacular home.
You truly need to view the show units to appreciate the effort expended into the subtle sophistication that showcases the meticulous design and planning of measured spaces.
